RELOG continues growth with new building for XL-Bygg and MalProff in Sandmoen



At Sandmoen business park, between Mesterbakeren and Rema 1000, Mestergruppen has established new premises for XL-Bygg and MalProff. The building has a total area of ​​3,000 sqm, of which MalProff has around 500 sqm of retail space.



RELOG is the developer of the project and owner of the property.



The cooperation between developer RELOG AS, tenant Mestergruppen AS and contractor Veidekke AS has been very good. The result is a functional and modern building.

During 2024, RELOG has further strengthened its position within warehousing, logistics and light industry in Scandinavia. Despite continued interest rate uncertainty and geopolitical unrest, project activity has been high, and several new buildings have been completed in 2024. This has been financed with reinvestment of positive cash flow and new debt. Rental income and property values ​​have therefore shown good growth compared to 2023 and this has resulted in a profit before tax of NOK 1.1 billion for 2024.



RELOG has several ongoing projects that will be completed during 2025. These developments combined with a robust and predictable financing situation will contribute to further growth in rental and value development over the coming year. On Wednesday, April 23rd, the Oslo East police station was opened. Unit East and the Dog Service are now united under one roof as a result of the merger of the Manglerud and Stovner police stations. The formal opening with a cord cutting ceremony was performed by Minister of Justice and Public Security Astri Aas-Hansen and Police Chief Ida Melbo Øystese. Oslo City Council Leader Eirik Lae Solberg and a large number of employees also participated.



The police station at Kjelsrud has been named Oslo East Police Station, which reflects the geographical area Unit East is responsible for, which is the districts of Stovner, Grorud, Bjerke, Østensjø, Alna, Nordstrand and Søndre Nordstrand with approximately 300,000 inhabitants.



John Roger Lund, head of Unit East, commented during the opening that this is a police station tailored to the police's own wishes. Now the police are getting a signal building in the Alna District with modern equipment that allows them to carry out their everyday tasks in an efficient manner.

REMA 1000 Granåsen is now completed and opened. The store is strategically located in connection with Granåsen Sports Park. The area is surrounded by forest and hiking areas, as well as a large sports facility which will be the main arena during the Nordic World Ski Championships 2025, which starts in a week. There has been a good interaction between customer and tenant REMA 1000, contractor Næringsbygg and RELOG as builder and owner. The customer's quality targets have been met and there has been a solid project implementation, based on our value compass; culture and structure.



Details include:



The building is 1,380 square meters and there will be good parking opportunities on the site. The building's facade cladding is made of mineral pine. The cladding is untreated and does not require surface treatment throughout its life, the facade will only require facade washing at a given interval to maintain quality. The store will also have a large proportion of glass in the facade, which will contribute positively to both the working environment and the customer experience.



Half of the roof surface is covered with Sedum (green roof), which will contribute to biological diversity and reduce the load on the stormwater solution during rainfall, as the roof surface will absorb water and delay runoff from the roof to the stormwater solution. The other half of the roof is set aside and prepared for a future solar system. Guideways have been established so that an installation of solar cell systems can be carried out without building measures.



Local bog mass that was unloaded in connection with the foundation work on the site has been used as filling material on green areas on the site.



The building receives energy class B, and energy class A when the solar cell system is installed. The shop will be in full operation for the World Championships, and during the period the event is in progress will have a greater proportion of goods and self-service. After the World Championships, the store will be a very positive addition to both the local environment, passers-by and all those who use Granåsen Sports Park.

RELOG has completed new REMA 1000 in Granåsen

RELOG AS and REMA Distribution Norway AS have entered into a groundbreaking agreement to reduce energy consumption and lower costs at REMA 1000’s distribution hubs across Norway. 



Collaboration for Future Energy Savings The agreement between RELOG AS and REMA Distribution Norway AS marks the beginning of an exciting project, the result of extensive collaboration on energy efficiency in large warehouse facilities. RELOG’s innovative software, Arcturus, has already demonstrated its potential by reducing energy consumption in individual components by nearly 90% at REMA’s distribution hub in Vagle, Sandnes. Now, the technology will be implemented across all distribution hubs in Norway to explore further energy-saving and optimization potential. 



A Green Initiative Focused on Artificial Intelligence The Arcturus software platform is designed to integrate various AI solutions to optimize energy usage in buildings. The technology can be adapted to a wide range of components and systems, making it highly flexible and future-oriented. 



Saving 500,000 kWh Annually Estimates from the pilot project indicate an annual energy reduction of 500,000 kWh in the first phase. 



Future Plans and Collaboration Implementation began in the fall of 2024, with installations at all distribution hubs expected to be completed by the first quarter of 2025—a testament to how efficiently the software can be deployed. The project is continuously evaluated, and the insights gained will be used to further develop the software and lay the foundation for potential expansion.

23.01.2025: Frogn Næringspark



Frogn Næringspark AS, owned by RELOG, Stiftsstaden and Ferd Eiendom, is proud to announce the start of the construction of a new main warehouse for Alliance Healthcare Norway.



The new distribution center will also contain offices for the administration of Alliance Healthcare, total area is 18,500 square metre. The building will be completed and handed over to Alliance Healthcare in January 2026. The building is designed to achieve BREEAM-NOR "Very Good" and it will be arranged for solar cells on the roof, as well as charging trucks at the gates.



The new facility, which has been specially designed for Alliance Healthcare, will have, in addition to traditional qualities such as a warehouse, advanced control systems for temperature and safety due to special public requirements for the treatment of pharmaceuticals. When fully operational, Alliance Healthcare will have around 200 jobs at the facility.



"We are very pleased to have started the construction of this building with Alliance as tenant and which will be the largest building in Frogn Næringspark" says Lasse Høyem, chairman of Frogn Næringspark.



Thermica AS has been chosen as general contractor for the project, which is carried out in close cooperation between the tenant, contractor and builder. The contractor for site preparation is Kaare Mortensen AS.



Alliance Healthcare Norway is a wholesaler that distributes and trades pharmaceuticals, medical equipment and merchandise throughout Europe. The company currently delivers to 150 Boots' own pharmacies, hospitals and hospital pharmacies, independent pharmacies in the Apotekergruppen and several online pharmacies. Alliance Healthcare Norge is one of three approved full-range drug wholesalers in Norway.



The new distribution center in Frogn will strengthen their capacity to handle and distribute pharmacy products in an efficient and environmentally friendly way. RELOG takes the lead with Norway’s largest solar power plant. We at RELOG are proud to announce that Norway’s largest rooftop solar power plant has been completed and is now operational at our property in Vinterbro, just outside Oslo. With this milestone, RELOG establishes itself as a leading player in sustainability and green energy within the real estate sector.



The solar plant covers a total of 27,000 sq.m of roof space on our property at Myråsdalen 15, equivalent to four large football fields, making it the largest of its kind in Norway. The solar installation produces over 4 million kilowatt-hours annually, covering approximately 40 percent of the facility’s energy needs. This reduces our tenant, REMA 1000's, dependence on external power supply and contributes significantly to their goal of achieving climate-neutral operations by 2030.



A Vital Part of Norway’s Solar Energy Future This project marks an important step toward increasing the use of renewable energy in Norway. The country has a goal of producing 8 TWh of solar energy by 2030, and RELOG’s new facility is a significant contribution to this target. The development also highlights the potential of utilizing large rooftops for energy production, which is crucial for a sustainable future.

The construction of a new Burger King restaurant at Ganddal in Sandnes is now underway, with a planned opening in December 2024. The restaurant will include a drive-thru and modern facilities and will be an attractive addition to the food offer in the area.



The new Burger King will also enhance the existing retail area, which already includes a Rema 1000 store and a Dolly Dimple's restaurant. In addition, there are charging stations from Uno-X for electric cars and a car wash from Glitra, making the area a complete stop for both food, charging and car washing. With these new offers, it is expected that Ganddal will attract even more visitors when everything is ready in December 2024.

22.05.2024: Eirik Houge from K2 Stavanger with a jumping jack



Total Betong and K2 – RELOG Industrieiendom commemorate a significant moment with the initial dig for the forthcoming new building for Volvo Maskin Service Stavanger at Vagle. The anticipated handover of the building is estimated for April 2025.



Since our last update, the project has undergone some changes. One of the most noticeable changes is the decision to relocate the building one hundred meters to the north. This strategic shift will not only provide the tenant, VMS, with a more optimal and tailored building, but it will also allow the developer to better utilize the remaining area.

ColliCare, an innovative and forward-thinking provider of all types of logistics services, has moved into Infinitum's former premises at Torgård, Trondheim south. The building aligns well with ColliCare's plans for growth in central Norway. The board of RELOG is pleased with the short vacancy period between two tenants; the building was only vacant for 2 weeks.

KSB Norge AS took over its new building on 1st of March at Holtbråtveien 69 at Frogn Business Park. The building is 2,900 square meters and consists of offices, warehouse and workshop. This is the first building at this part of Frogn Business Park. KSB Norge is a total supplier of pump technology and services related to all types of pumps and systems. They have supplied pumps and valves to the Norwegian market since 1945 and are part of a larger international group.



With KSB in place at the Frogn Business Park, we are well underway with the preparation and internal infrastructure for the entire business park. In total, we can establish a further approx. 40,000 square meters of building stock in the business park with a ceiling height of up to 24 metres.

Through its wholly-owned subsidiary Enger Utvikling AS, RELOG has completed its first building in the 77.000 sq.m. business park. RELOG is proud to have delivered a state-of-the-art building to Tesla Norway AS, which rated Enger in Porsgrunn as the best location in the region.

The building is approx. 4.000 sq.m. on a plot of approx. 9.500 sq.m. which includes a large parking area. The project was built by Tor Entreprenør AS with project assistance from Rose Forvaltning AS.

At the same time as the construction project for Tesla has been completed, a new county road has been built. This county road includes, among other things, a completely new road through the area at Enger, new access and two new roundabouts. The new road system, which was a collaboration between the county council, city package Grenland and the other landowners, has now been completed. This has contributed to the fact that access to the business park is very good, with direct access from the county road, in addition to good visibility for motorists driving to and from Porsgrunn, Skien and the rest of the Greenland region.

On the 21-acre site at Raglamyr business park, the 9.000 square meters facility will house a 6.000 square meters Montér building department store with a drive-in under roof, and a larger Optimera Proff center. Flisekompaniet is also moving into the building with its own shop. The facility will also contain a specially designed climate room for moldings, floors, interior doors and similar things.



This is Monter's first building warehouse to be certified according to the new BREEAM-NOR v6.0 Very Good standard. The project confirms the ambitions of RELOG and our partners to develop projects with a focus on the environment and sustainability. Construction is well underway and will be handed over to the customer in Q4 2024.

RELOG has developed several innovative energy concepts to make the energy we have available more efficient. <a href="https://youtu.be/s0iCcfHpdb8 Play Movies">Play movie</a>



Energy produced by solar cells on the roof and facade supplies our buildings with locally produced and renewable energy. This will in the summer cover 100% of the buildings' energy needs during the sunniest hours. We make use of both electrical and thermal energy storage and optimize the use of the energy stores with the help of artificial intelligence.



Local resources are utilized to the full, such as by us using required water reservoirs for sprinkler systems for thermal energy storage of cooling energy in summer and heating energy in winter.



The energy concepts are sustainable for the environment and economy and have been implemented on a large scale at the distribution center at Vinterbro, which is RELOG's largest building in Norway with 69,393 square meters of lettable area.

At Holtskogen business park outside Oslo, the fine sorting facility is now being built at approx. 13.000 sq. m GBA. The plant will be able to sort 90.000 tonnes of plastic packaging a year when it is completed in the first half of 2025.



We are very happy and humbled to be the preferred choice for Plastretur and Tomra when it came to location and landlord. There were several properties that were assessed in the early phase on various criteria that were important to Plastretur. It has been a very good planning phase with many skilled people involved, which now culminates in a great future building.



New Norwegian plastics industry at Holtskogen



The business will collect unsorted plastic from the municipalities for fine sorting in the facility at Holtskogen. Here, the plastic will be sorted into seven different qualities.



The building itself is essentially divided into three different functions with a reception hall for incoming plastics, sorting and a finished goods warehouse. The next step in the value chain is the recycling itself, where the plastic is turned into plastic granules that are sold to the manufacturing industry.

RELOG's subsidiary Sandmoen Utvikling has constructed a building of 10.600 sq.m. GBA. The building is certified to BREEAM Very Good and Energy Class A. Half of the building is a new bakery for the tenant Mesterbakeren.



Mesterbakeren in Trondheim has just under 55 full-time employees, and currently uses tree different premises for today's production, which are now co-located. The new bakery for Mesterbakeren will supply REMA 1000 with fresh baked goods in the region from Tynset in the south to Steinkjer in the north.



Mesterbakeren is a supplier of fresh bread and baked goods to REMA 1000 throughout Norway, and delivers daily to REMA 1000 from 20 local bakeries. In line with the company's sustainability strategy, a rooftop solar system has been established that will supply the bakery's refrigeration and freezer system.



In the project's construction period November 2021 – February 2023, there have been 45.000 man-hours and no personal injuries. Næringsbygg AS has been the general contractor and Trym Anlegg AS on outdoor work.

K2-RELOG Industrieiendom has entered into a long-term lease agreement with VMS Stavanger for a new building for Volvo Maskin Service in Vagle. Construction start in the fourth quarter of 2023.



The Volvo Maskin Service property is centrally located in Vagle Næringspark, and is the first new building to be completed in Vagle Næringspark phase II.



The facility will consist of approx. 3.200 square metres building mass of approx. 11 acres of land, adapted to Volvo Maskin Service's operation. The project has a high focus on energy-efficient solutions and self-production of energy will be considered in the design phase. In the project, HOLON Arkitektur and Total Betong have been selected as the project's architect and general contractor, respectively.

This week Prime Minister Jonas Gahr Støre laid the foundation stone for Campus Kristiansund. The property company Devoldholmen Utvikling AS is the owner and developer of Campus Kristiansund. The company is owned by RELOG, Reitan Eiendom and Bane NOR Eiendom. General contractor is Betonmast. Campus Kristiansund is a joint environment for research, innovation and education in Nordmøre. It is centrally located on Devoldholmen in Kristiansund, right by the public transport hub.



Building stage one consists of six floors and a basement and contains approximately 20.000 square meters. A total of three construction stages are planned, the first of which will be completed in 2024.



Campus Kristiansund will be a sustainable and future-oriented building. The building consists of solid wood, and the technical facilities are installed according to the LowTech ventilation principle and with sea-based heating points, for the most energy-optimal operation possible. Campus Kristiansund will be in energy class A, and the first building in Møre and Romsdal to be certified in line with the BREEAM Nor Excellent standard.

This week, the planning case for a new police station at Kjelsrud was approved in the City Council. RELOG entered in 2021 into a lease agreement with Oslo Police District, Unit East, on a new police station at Kjelsrud. The police station will replace the current stations at Stovner and Manglerud. The building will be in total 18.000 sq.m. including option areas for future expansion. Construction starts in February 2023 and completion is autumn 2024. Hent has been selected as general contractor for the project. The police station is the first new establishment in the Kjelsrud area and the decision by the regulatory plan is an important milestone for RELOG's further development and transformation of the Kjelsrud area.

RELOG AS and Plastretur have entered into an agreement on the establishment of a new plastic sorting facility in Holtskogen Næringspark, which is 30 minutes in distance from Oslo. The project, which has a total investment of approximately MNOK 650 and can sort up to 90.000 tonnes of plastic a year, will contribute to a change of pace in the Norwegian circular economy for plastics.



This is primarily an important project for plastic handling in Norway, where the majority is sent abroad for sorting. Holtskogen was chosen amid strong competition from other potential properties, and we are therefore very satisfied that Plastretur chose Holtskogen Næringspark and RELOG as a collaboration partner.



Synergy effects and environmental focus RELOG has a strong focus on providing good infrastructure in its business parks in Norway, which in turn attracts solid players such as Plastretur. With the right location, this type of operator saves transport costs and the environment, which is of course important in the future. In addition, we want to create positive synergy effects with the players established in the business park. At Holtskogen, for example, we collaborate with Østfold Energi to find energy-efficient solutions where we can use excess heat from the data center in the business park, which can in turn be used to heat water and air for future establishments.



Work is now underway on the design of the building with the aim of completing the framework application in October 2022. The final investment decision on whether the plant will be built will be made at the beginning of 2023.

Norway's first sorting facility for plastics is being established at Holtskogen

RELOG's position as a leading logistics player in the Nordic region is the result of over 20 years of long-term and solid work. The company is now reaping the benefits of this work in a hot logistics market.



For the year 2021, RELOG has a profit before tax of NOK 1.3 billion. The value of total assets in the balance sheet is now approximately NOK 14 billion adjusted for ownership interests in associated companies.



Rental income is expected to increase significantly in the years to come from the current annual "run-rate" which has exceeded NOK 500 million. The CEO of RELOG, Christian Wist, comments: “We are very pleased with the result for the year 2021 and we are optimistic about the future. The expected increase in rental income is largely driven by the company's project portfolio, which is of significant size. The project portfolio ensures RELOG a stable and good growth in revenues and values ​​in the years ahead ».



One of the major events during the year 2021 was the transaction with a major portfolio purchase of properties for approximately NOK 1.3 billion with a net weighted yield of approx. 6%. The portfolio consists of seven properties in the Nordic region within warehousing, logistics and light industry. The transaction was strategically important for RELOG as it increased the geographical diversification of the real estate portfolio. In addition, this portfolio of high-quality real estate combined with attractive development opportunities will support the company's future growth ambitions.

1.3 billion in profit before tax for the year 2021

1.mars 2022, RELOG took possession of our first recently completed building in Sweden and handed it over to our tenants the Sono Group.



The property is centrally located next to the main road in Tranås, halfway between Jönköping and Linköping. The building is just over 21.500 sq.m. It has a large storage area of approx. 20.150 sq.m. with a clear height of 8,5 m, and 17 loading bays. There is also approx. 1.350 sq.m. office space in the building. The site is 80 decares, and has potential for further development.



RELOG has major plans to expand. Our aim is to become a leading operator within the development In accordance with RELOGs sustainability strategy, the building has a BREEAM certification of “Very Good”. The property received a good score for innovation, use of materials, energy and waste disposal. The property will be managed by RELOG Drift.



The property will be the headquarter and main warehouse for the Sono Group. Sono is a complete supplier of furniture for offices, warehouses, workshops and changing rooms. They are one of Scandinavia’s leading project suppliers of this type of furniture for both private and public customers. The new main warehouse in Tranås is a co-location of the 6 existing warehouses in Sweden. Sono is a part of the Norwegian company Frigaard Gruppen. Sono is already a tenant in one of RELOG’s warehouse properties just outside Sarpsborg.

RELOG is a continuance of the two companies NHP Eiendom and Login Eiendom. The new company will generate an annual rental income of more than NOK 500 MM through an emphasis on warehousing, logistics and light industry.



Login Eiendom has a robust cash flow and is mainly engaged in REMA 1000’s distribution centres. NHP Eiendom, on the other hand, has mainly developed properties aimed at urban development and industry and logistics destination building. NHP Eiendom has a considerable development potential through its extensive property portfolio. Combined, Login Eiendom and NHP Eiendom will form a company with a robust foundation for further growth and value development.
